Housebyres is a Scottish Borders stock and arable farm near Melrose on the north side of the River Tweed. There is planning permission for a new farmhouse on an attractive site, to add to the cottage which is situated on the southerly side of the estate in an elevated position, and is occupied by the contract shepherd. Planning permission has also been granted for a shooting bothy on a former dwelling on the estate, which has since lapsed.
The estate has 1,325 acres of land with capacity of 2,500 ewes but currently has 1,150 ewes, 900 ewe hoggs and 22 tups. There are cattle on the farm, not owned by the current owner. 202 acres of woodland are made up of young and mature plantations providing game covert, amenity and shelter.

The combination of woodland plantation and typography makes Housebyres suited to a driven pheasant shoot with some excellent drives. Recently by local arrangement there have been seven or eight days of driven shooting and there are around 15 recognised drives on the estate. Lochans and several small ponds provide potential for duck flighting with bags of 20-30 wild ducks each evening, while the lochans are also let on an annual basis for trout fishing.
Housebyres is situated on the north side of the Tweed near Gattonside just outside Melrose in the Scottish Borders. Edinburgh is just 32 miles and Berwick-upon-Tweed 40 miles.
The guide price is £2.75m. For further information please contact Knight Frank on 01578 722 814 or visit search.knightfrank.com.
