The Lower Wester Elchies beat on the renowned River Spey is a productive single bank beat which lies on the north side of the river opposite the picturesque village of Aberlour, some 17 miles from Fochabers.
The beat is approximately a mile long and stretches from the Victorian suspension bridge, down steam to the Macallan burn, just below the famous Macallan Whisky distillery.
Generally regarded as a high water beat, Lower Wester Elchies has six named pools providing fishing for up to six rods and has a five year average catch of 89 salmon and 12 sea trout.
Included in the sale is Lower Wester Elchies farmhouse, a four bedroom house with a lovely outlook over the surrounding farmland and several trout ponds. Lower Wester Elchies also includes Mill Cottage which forms part of the traditional farm stead lying to the rear of the farmhouse. This three bedroom cottage is currently let on a short assured tenancy producing useful rental income.
The farm buildings form three sides of a square and planning consent has been granted for further conversion to residential use. There are 44 acres of productive farmland adjacent to the river forming a compact, fertile block of ground let on a short limited duration tenancy and to the north of the farmhouse, established woodlands extend to 37 acres, making the total area some 66 acres in all.
John Bound, who is handling the sale, explains: ‘CKD Galbraith previously sold Lower Wester Elchies in 1998. The current owners have done a wonderful job and have transformed it into the really very desirable property it is today. It offers a very rare chance to buy a mid river salmon beat on the world famous River Spey, together with a nice house, attractive woodlands and farmland.’
