DESCRIPTION OF THE PROPERTY
The apartment (274 sqm – 2,948 sqft) is located on the second floor of the building and can be reached either by the condominium staircase or by elevator. The door opens onto an entrance hall with a small cloakroom. From here one enters the frescoed reception hall and the kitchen with dining area. Another door, also from the entrance hall, leads to the corridor that runs through the entire apartment. From here one has access again to the hall on the right, while on the left one enters the private office space (or bedroom, if necessary) with a mezzanine. Continuing, the second part of the corridor continues and leads on the right side again to the living room and finally to a bedroom with private bathroom and lofted walk-in wardrobe; on the left side two doors lead to a bedroom with loft and the large walk-in wardrobe (also lofted) with toilet. Finally, at the end of the corridor, the last door leads to the service bathroom.


HISTORY, STATE AND FINISHES
The palace, in its present form, can be traced back to the period of the Risanamento, the great redesigning of the city by architect Giuseppe Poggi (1811 – 1901) during the transfer of the capital from Turin to Florence. However, it is logical to assume that the building originated from the amalgamation and remodeling of pre-existing buildings dating back to the 16th and 17th centuries. The renovation in 1865 (by Poggi himself, who purchased the building in that same year) is attested by documents of the time, but the short duration of the building site suggests that maintenance work had already been carried out a few years earlier. The plaque on the façade recalls how the architect lived and worked in the studio he himself created inside the palazzo until 1901.

The flat has been masterfully renovated in recent years, with numerous interventions completed in 2022. Every effort has been made to preserve the original elements wherever possible, and meticulous restoration work has given new life to the parquet floors and frescoes, which have been cleaned and preserved in almost their entirety. Even the wooden fixtures are the original ones, restored and put back in place. In terms of services and conveniences, on the other hand, the apartment was modernized and brought up to a 21st century standard: the electrical system was entirely replaced and certified, as was the air conditioning system (certified and equipped with five splits). The boiler is new and high-efficiency, with the addition of a water storage/pumping system so as to guarantee constant pressure in the house at all times. The sanitary fixtures and all the taps and fittings are also new, as are the domestic appliances. For the lighting, a system of LED spotlights (with adjustable intensity) was added in the corridor and living hall to enhance the frescoes and architectural elements. The rooms are all bright and airy, also thanks to the high ceilings, which exceed 4 m in the halls and rooms.

Moreover, a detail that should not be overlooked, the building is not notified to the Soprintendenza and any internal work can be carried out without having to wait for special authorization from the Ministry of Cultural and Environmental Heritage.
