Property description
charming Wilhelminian-style villa
This charming Wilhelminian-style villa was built in 1904 as the summer residence of a Berlin banking family. It is located in the district of Ferch on the south-western shore of Lake Schwielowsee. Ferch was once considered an insider tip for Berlin tourists, who could only reach the fishing village by boat. Because of the unique views of the Havel landscape, a group of landscape painters settled here, to whom a small museum in the village center is dedicated today. The double-shell masonry of the house was built using bricks from the nearby Glindow brickworks, with a preference for misfired bricks for the faade design, which were particularly popular in Art Nouveau due to their organic shape. The property was completely renovated from 2002 onwards following its acquisition by the current owners and offers a living space of approx. 197 m spread over 7 rooms. In the living area on the upper floor, walls were removed to create a spacious room situation with wonderful lines of sight. The changing play of sunlight, the view of the lake and the surrounding forest landscape and the charm of the original building elements create a unique atmosphere of lightness and serenity in the midst of nature. The central living area provides access to the east-facing terrace, which offers a magnificent view of Lake Schwielowsee and the wooded hills opposite. The open kitchen is equipped with a fitted kitchen and cooking island. Another room located here can be used as a study or guest room. Two further rooms, a west-facing balcony and various storage options have been created on the newly converted top floor. The first floor accommodates 3 further rooms, a shower room with integrated sauna and a utility room. The solid wooden door leads to the loggia, which is covered with Glindow tiles. Here you will find a charming retreat with a view over the terraced garden to Lake Schwielowsee. From the loggia, a newly laid outdoor staircase, lined with flowers and shrubs, leads down to the Ferch lakeside path. Beyond the lakeside path is the private lake property with over 35 meters of shoreline. A large lawn and the small bathing area with sunbathing lawn invite you to linger in a sheltered atmosphere. The wooden jetty offers 4 moorings for boats and a bathing ladder for entering the lake. Below the loggia is a small, 2-storey summer house with pre-installed wiring and a 50A power connection. The lower area was once used as a boat shed and is ideal for various storage purposes. At the front entrance to the property there is a dilapidated shed with further expansion potential and a floor area of approx. 34 m.Overall, this charming hideaway presents itself as an ideal residence or retreat for nature lovers and water sports enthusiasts, but also as a creative place to live and work. The location in the quiet picturesque village of Ferch near the marina guarantees idyllic surroundings and good connections to Berlin and Potsdam. Young families can take their children on a walk through the forest to the nursery, which is about 400 meters away. There is an elementary school approx. 5 km away in the neighboring village and various secondary schools approx. 10 - 15 km away, all of which can be reached by school bus.
