RENTAL CONDITIONS:

*lessee shall provide satisfactory credit references & proof of employment within 5 days of an accepted promise to lease

* Lessee's home insurance required ( $2,000,000 liability) before occupancy and at every renewal

*If applicable, all costs of repairing damages, other than regular wear and tear to the premises, will be be paid by the lessee.

*Repairs to appliances, heating, A/C and systems, (other than caused by the lessee's misuse) will be borne by the lessor.

*NO SMOKING of any kind (tobacco, cannabis or other) permitted in the property

*NO PETS permitted

*No sublets, short or long term including AirBNB permitted without the lessor's prior consent

* No painting permitted without the lessor's prior consent

*Lessee shall agree to and sign the building's by-laws when signing the Rgie du logement's lease
